2-Story Load-bearing Wall Removal
This client’s existing kitchen was too small for their growing family and this remodel required removing a structural wall in this 2 story home in Odessa, FL.
No corners were cut to make this open kitchen a reality.
We designed upturned LVL beams with bucket connections to meet the flush ceiling required by the client’s design concept.
All Plumbing waste for the upstairs had to be diverted, HVAC main trunk relocation and Electrical circuits were re-routed for the new layout.
The new design includes contrasting cabinets with stunning quartz countertops and integrated dining table seating.
Roof / Stucco Water Damage
Proactive was hired to correct the water leaks at this home in Odessa, FL. The stucco had been penetrated by prior electrical work that failed.
We cut back the existing stucco to properly flash the roof transition and replace the stucco system.
The framing was exposed on the interior and exterior of the house to structurally reinforce the exterior roof framing, new plywood, peel-n-stick base sheet and modified bitumen roofing system.
Drywall installation, patching and texture repairs for interior and exterior were completed to match existing.

Sunroom - Water Damage
Proactive was hired to correct the water damage at this condominium in Tampa, FL This 50 year old structure had extensive water damage and sliding glass doors that were installed improperly and without permitting. The homeowner got Proactive and contracted with Proactive to replace the doors with impact rated windows and reinforce the damaged structure and make it safe and weathertight.
We jacked the structure, replaced the column and perimeter band joists and re-connected to the metal floor system.
Zip System sheathing was used with T-111 siding to match the existing finishes.
Drywall installation, patching and texture repairs for interior were completed to match existing with new LVT flooring.
